Dayton Bath Remodeling is a trade name used by Dayton Home Remodeling. We are a quality bath remodeler that serves Middle America. We have won the Angie’s List Super Service Award for multiple years in a row (there are only 4 companies in Dayton with this award). Yet we are affordable as well. We believe we are the only company serving our market “niche” of middle income homeowners with high quality at a reasonable cost. Partner and Designer, Mike Mergler, has been remodeling bathrooms since 2003 and has remodeled over 1100 bathrooms since then. Mike is functional and frugal and prides himself on putting together a nice project on a limited budget.
DBR has three seasoned full-time bath remodeling crews, and we remodel between 75 and 100 bathrooms a year. The bulk of these are 5 x 8 baths (your typical hall bath) and about 10-20 are high end Master baths. Our crews are capable of the finest tile work and finishing. At the same time, remodeling so many typical bathrooms makes us like the surgeon who performs the same operation 5 times a day every day – we’re experts at your average bathroom. We know how to handle all the pitfalls and make the most of limited space. Mike even says he’s going to invent a “wallhorn” to stretch the walls and make your bath bigger at no cost. We always use quality name brand products such as Moen, Koehler, Aristokraft, Sterling, Bootz, Basco, etc. We use mid-grade rather than builder grade products for the best combination of price and quality. We believe this produces the best value for your money. We fully expect our bathrooms to last you thirty years or more.
Our full bathroom remodels tend to fall between $9,000 and $11,000 for a typical 5’ x 8’ Hall Bath, and $17,000 to $20,000 for larger Master Bathrooms. Occasionally we get a bath over or under these amounts.
The general rule of thumb for bathroom budgeting for a 5’ x 8’ Hall Bath has historically been about 5% of the value of the home and 10% for a Master Bath. The Great Recession temporarily reduced home values, so these percentages were too low, but with the rebounding housing market the old rules are back in style again. The 5%/10% rule is not always possible, it’s just a target. We are comfortable with our customers supplying some materials and/or doing things themselves to save money, such as painting.
In today’s real estate market, it may be necessary to remodel just to sell your house. We believe that Move-In Condition is essential to fetch top dollar for your property. Neglected maintenance and out-dated styles can drive your price way below what you’d receive if your home was up-to-date. Of course, if you have no plans to sell in the next 5-10 years, then you can spend as much or as little as you like for the amenities you want because you will actually be there long enough to enjoy them.
